There are two phases to the process, and each takes time. Here’s a brief overview of what will happen, and when.
We will help you determine if your building is affected by the law. If you already have a Notice of Inspection you must act quickly as you only have 180 days to complete the first step.
The visual inspection of your property will be performed by a structural engineer. The inspector assesses your building determining if there is “Substantial Structural Deterioration” as defined by the new Phase One requirement, and if so, a more in-depth Phase Two inspection may be required.
A reserve study is performed to evaluate and develop the Association’s reserve budgets for major maintenance projects.
A sealed copy of the inspection report will be provided to the building owner, the condo/cooperative association, and the local building safety official.
Prepare for next steps based on findings and plan for ongoing compliance.
Beyond the initial inspection, if there are areas of concern, we are there to help Associations navigate the next steps including Phase Two Inspections, legal strategies, value-engineering solutions, and establishing compliance programs to keep properties within the Law for the future.
